Selling on Long Island

What's it worth — and what would we do about it?

Not an algorithm's guess. A licensed member of this team pulls the sales that actually compare to your house, tells you what it should bring, and shows you the plan for getting more than that.

  • A number with its work shown. You see the comparable sales it came from, not just the figure.
  • No obligation, no drip campaign. Ask, get the analysis, decide in your own time.
  • The same person start to finish. You get a name and a cell, not a queue.

What's it worth today?

Tell us the address. A licensed member of the team pulls the recorded sales around you and sends back a real comparative market analysis — with the number, the reasoning, and what we'd do to beat it.

One of the two is enough — whichever you'd rather we use.

No account, no automated valuation, no drip campaign. A licensed person reads this and answers you.

A comparative market analysis is a licensed broker's opinion prepared for your decision. It is not an appraisal and cannot be used as the basis of value for a mortgage.

What you get back

A market analysis, not a form letter.

01The sales that compare

We start from closed records around you — what sold, what it was asking first, what it finally got, and how long it took. Same street beats same ZIP; same condition beats same square footage.

02The number, and the why

A price range with the reasoning attached: where your house sits against those sales, what helps it, what hurts it, and what a buyer is going to push back on.

03The plan to beat it

What we'd fix or leave alone, when to list, how we'd market it, and what we think it does on the open market. Then it's your call.

While it's listed

The part most sellers never see.

Anyone can put a sign in the yard. What decides the number is what happens in the weeks after — and that part runs on a system here, not on whoever remembers to follow up.

Its own website, not just a listing page

Serious homes get a dedicated site — full photo set, floor plans, a walkthrough — so what you send a buyer looks like your house, not a template with your address in it.

Showing feedback you actually receive

Every showing gets chased for feedback automatically, and you get told what agents said — including the parts you'd rather not hear, because that's the part that changes the price.

Offers compared side by side

When offers come in, you see them lined up on the terms that matter — price, financing, contingencies, dates — instead of a stack of PDFs and a verbal summary.

A pricing plan, not a price cut

If the market says no, we don't shave $5,000 and hope. We move to the next bracket where buyers are actually searching, on purpose, with a reason we can show you.

Who you'd be working with

A licensed broker, on your side of the table.

Peter C. Grosso, CBR is a licensed New York real estate broker at RE/MAX Integrity Leadersin Smithtown, and The Wayfinders Team works both sides of a move — the sale of the house you're in and the search for the one you're going to. When those two have to happen in the same month, it helps that one team is holding both.

Straight answers

The questions sellers actually ask.

Is this going to cost me anything?

No. The analysis is free and comes with no agreement attached. If you decide to list, commission is negotiable and gets agreed in writing before anything happens — we'll put the whole cost of selling in front of you, line by line, before you sign.

What if I'm a year out?

Then say so on the form. A year out is the useful time to hear it — it's when a decision about a renovation, or a roof, or when to list still changes the number.

Am I going to get hounded?

You get the analysis and an answer to whatever you ask. We text only if you tick the box that says we can. There is no drip sequence behind this form.

Can you tell me what it's worth without seeing it?

We can tell you what comparable homes did, which is most of the answer. The last part needs eyes on the house — condition, layout, what's been done to it. That's a walkthrough, whenever you want one.

I need to buy something too. Does that work?

That's the normal case, and it's the reason to use one team for both. Same people, one timeline, one set of dates to line up — start the search side any time at homes for sale.

Start with the number.

One form, one address, and a person on the other end of it. Peter C. Grosso, CBR and the team read these.
